The Story

ABOUT KEVIN:

 Kevin was a contractor/home improvement specialist who, until 2008, lived in Littleton, Massachusetts, and who worked under the auspices of his business, “Better Built Builders” and “Willow Development.” He worked on projects in Middlesex County, primarily in the towns of Acton, Boxborough, Maynard and Littleton, Massachusetts.  Kevin had working relationships with a number of vendors (carpet, appliance, HVAC, etc.) in the aforementioned towns as well as in the surrounding area.  His work included basic renovations, additions and installations of various types. 

ABOUT THIS SITE:

 This website was originally created as a means to connect with individuals who had negative experiences with Kevin and who may not have filed formal complaints in the past against him. The complaints on record ranged from vendors not being paid for their work to homeowners paying for services that were never rendered.  The amounts of money in dispute ranges from hundreds of dollars to a family that lost more than $400,000.  In the latter case, the collateral damage of continued mortgage payments and interest has pushed the total well beyond that figure.

As a result of those experiences, we took decisive action by trying to reach out to other individuals and organizations that also found themselves in similar circumstances.

THE FACTS:

 Kevin had a number of formal complaints levied against him over a period of more than 10 years.  In many cases, Kevin would not show up for the hearing and a judgment would automatically be rendered by default in favor of the plaintiff.  A Capias was often issued as a result (this is an order from the court telling the sheriff’s office to contact the individual directly in order to get that person to comply). Below is a chronology of many of the complaints dating as far back as 1998.  Some of these complaints were resolved while others are still outstanding.  Two of the hearings were of a criminal nature and both were assaults.  See the full list of complaints

WHAT HAPPENED:

In Massachusetts, contractors are regulated by the state and a contractor’s worst fear is losing their license to operate.  There is both a Home Improvement License as well as a Construction Supervisor License (CSL) that individuals can apply for.  In Kevin’s case, his Home Improvement License expired on March of 2008 and was not renewed.  According to the Department of Safety’s website, as of February 2009 there were still three outstanding complaints on his record that relate to that license.  According to that same website, his CSL was suspended in June of 2009 as a result of two outstanding complaints on his record.

A report chronicling Kevin’s construction history, complaints against him and information collected from this website was sent directly the commissioner’s office at the Department of Safety to ensure that he would not receive another license in the future.

In addition, both the Attorney General’s office and the District Attorney’s office were contacted in an effort to bring Kevin to justice.  The Attorney General handles civil actions and has the tools to bring about restitution if you are owed monies.  The District Attorney’s office handles the criminal end of the law and will prosecute Kevin to the fullest extent if they believe there is enough evidence to pursue this.

CURRENT EVENTS:

 Up until 2008, Kevin resided at 28 Westchester Drive in Littleton, Massachusetts.  His house was often in and out of foreclosure proceedings numerous times, but would ultimately stay in his possession.

In 2008, liens of hundreds of thousands of dollars were placed against his real estate properties and Kevin then allowed his Westchester home to go into foreclosure and back into the hands of the bank.  Interestingly, the home was summarily gutted and stripped of its most valuable components (appliances, heating system, lights, etc.) before the bank could finally take full control.  Kevin then moved into his other property at 60 Willow Street in Acton. Not surprisingly, this property went into foreclosure in 2010.  Both he and his wife Melissa Simmons moved in with Kevin’s parents at 14 Carlisle Road in Acton. They ultimately divorced and Kevin is now believed to be doing what little he can to make a living.

In the end, the state was not able to put an end to Kevin’s actions, but the efforts of individuals willing to hold him accountable did. Kevin’s house of cards was blown down causing him to lose everything that was built on the backs of the people he took advantage of. His comeuppance continues as this website will remain indefinitely to educate anyone who takes the time to Google Kevin’s name so that they can avoid the same traps and so that he can be reminded that he was ultimately dealt with.
